social behaviour (ASB), how it can be reported, and the actions we may take to resolve
it.

21. What is Anti-Social Behaviour?

Anti-social behaviour includes any conduct that causes or is likely to cause harassment,
alarm or distress to others. Examples include:

  • Excessive noise or disturbances.
  • Threatening or abusive behaviour towards neighbours, contractors or staff.
  • Criminal or illegal activity, such as drug use or dealing.
  • Vandalism, graffiti or property damage.
  • Intimidation, bullying or harassment (including online).
  • Misuse of communal areas or fly-tipping.
  • Keeping pets that cause nuisance or harm.

2. Reporting Anti-Social Behaviour

If you are affected by anti-social behaviour, please report it immediately.

In serious or criminal cases, such as violence, harassment, or illegal activity, always
contact the police first by calling 999 (emergency) or 101 (non-emergency). Once
reported to the police, please inform us with the incident reference number.

and fairly. Depending on the nature of the report, we may:

4. Tenant Responsibilities

All tenants and their visitors must:

  • Treat neighbours, staff and contractors with respect.
  • Keep noise levels reasonable, particularly late at night.
  • Dispose of waste properly and maintain shared areas.
  • Refrain from any criminal or nuisance behaviour.

Tenants are also responsible for the behaviour of any family members, guests or
occupants living at or visiting the property.

5. Support and Mediation

We recognise that disputes can arise for many reasons. Where possible, we will seek to
resolve matters through communication and mediation before formal action is taken. Our
aim is always to restore good neighbourly relationships and maintain community
wellbeing.
